Understanding Iowa HF2297

In response to Iowa's nation-leading radon rates, the state passed House File 2297. This mandate requires that all new single-family homes built in Iowa include a passive radon control system at the time of construction.

While this is a step in the right direction, a passive stub is not a complete mitigation system. It simply prepares the home for a potential future installation.

Why New Doesn't Mean Safe

Many buyers assume that because a home is brand new, it is safe from environmental hazards. However, modern construction methods create tightly sealed "envelopes" for energy efficiency.

This means that when radon gas seeps up from Iowa's glacial soil, it gets trapped inside the home with nowhere to go. A passive stub alone rarely provides enough ventilation to drop levels below the EPA's safe limit.

For New Homeowners

Congratulations on your new home! The good news is that your builder has already installed the internal piping (the passive stub). The bad news is that it's likely not pulling enough radon out on its own.

Testing within 90 days of move-in is strongly recommended. If your levels come back high, activating your system is cheaper and cleaner than retrofitting an older home. We simply mount a specialized Festa AMG fan in your attic to turn the passive pipe into an Active Soil Depressurization system.
